PDX Law Group handles real estate matters in Oregon and Washington — transactions, private sales, title disputes, and more.
When it comes to your home, the details matter.
Do you need a real estate attorney?
Real estate problems tend to look manageable until they’re not. A gap in a purchase agreement, a disclosure that was skipped, a dispute that drags past closing — these situations get more expensive the longer they go unaddressed. Having an attorney involved early usually costs less than fixing problems after the fact.
Private sales are more common than people think. In Oregon and Washington, buyers and sellers don’t have to use a real estate agent. When people find each other directly, they still need a purchase and sale agreement drafted correctly and a closing handled in the right order. PDX Law Group has substantial experience with exactly that.
Investors need agreements that hold up. Structuring a land-sale contract, owner-carry contract, or option agreement requires getting the terms right from the beginning. David Richardson has worked with investors on complex deal structures for decades and understands what those agreements need to do.
Disputes are often resolvable without litigation — but not always. When something goes wrong with a transaction or a neighbor or an HOA, the first goal is always to resolve it as directly as possible. That might mean negotiation, mediation, or arbitration. When the other side won’t engage reasonably, PDX Law Group is prepared to litigate.
Non-disclosure issues have real legal consequences. Oregon sellers are required to disclose, in writing, any known facts that materially affect the value or desirability of a property. When that doesn’t happen — whether something was concealed, misrepresented, or simply left off the disclosure — there may be legal recourse available against the seller, the agent, or both.
Title issues need to be cleared before they become your problem. A preliminary title report can surface existing deeds of trust, easements, encumbrances, liens, or restrictions that may affect the transaction. PDX Law Group works with title officers and handles quiet title actions when needed to get those issues resolved.

Oregon real estate basics
A few things worth knowing before you get into a transaction or a dispute.
You don’t need an agent to buy or sell. Oregon and Washington law allows buyers and sellers to work directly with each other. If you’ve already found the other party, an attorney can draft the agreement and handle the closing without a real estate agent in the picture.
Disclosure obligations are specific. Oregon sellers must disclose, in writing, any known material facts that affect the value or desirability of the property. The duty applies to sellers — and in some situations, to agents. If a disclosure was missed or misrepresented, it may support a legal claim.
Time limits apply to real estate disputes. Oregon has statutes of limitations for fraud, misrepresentation, and other real estate claims. The window varies depending on the type of claim. If you suspect something went wrong with a purchase, it’s worth getting a read on your timeline early.
Title issues are easier to resolve before closing than after. Encumbrances, liens, and defects in the chain of title are generally faster and less expensive to address before a transaction closes. Discovering them afterward creates more complicated problems.

What a free consult looks like
A consult is a focused conversation about what’s going on, what the documents show, and what the options are.
David will ask a few practical questions, flag any deadlines or immediate risks, and tell you what information would help evaluate the situation.
If it’s a good fit, you’ll leave the call with a clear next step. If it’s not the right fit for the firm, you’ll still get pointed in the right direction.
